We offer comprehensive residential and commercial inspections, including pre-purchase, pre-listing, new construction, and warranty inspections. Additional services include radon testing, pool and spa inspections, crawlspace evaluations, and thermal imaging.

Most clients receive a detailed, easy-to-read digital report the same day as the inspection. Each report includes color photos, clear descriptions, and recommendations for repairs or maintenance.

Yes. Magic City Property Inspections Inc. is fully licensed and insured. We are one of only a handful of Certified Master Inspection companies in the State of Alabama with extensive training and experience in both residential and commercial inspections.

Yes. When accessible and safe, we inspect roofs, crawlspaces, attics, basements, and other hard-to-reach areas to give you a full understanding of your property’s condition.

We do offer radon testing as an ancillary inspection. Most mortgage companies will require a Wood Infestation Report, which must be performed by a licensed pest control company. We are happy to help connect you with qualified companies to handle termite and mold

inspections if needed. With that said, when we observe mold or termite activity, it will be included in your report.

You are welcome to attend as much or as little of the inspection as you want. We encourage you to consider arriving closer to the end of the inspection. We will have several hundred pictures to go over with you at that time so you can see everything that we see without having to get into all of the nooks and crannies of the house. Otherwise, we can always discuss the details of the inspection over the phone later in the day.

Most inspections take between two and four hours depending on the size and condition of the property. Larger or older homes may take longer.
